Rent is the lever. A Kentron (centre) one-bedroom is commonly $700–1,100. Outside the centre, $335–750. If your “comfortable $744” includes a $1,000 Kentron lease, the rest of the month does not exist. If it assumes a $400 outer-district studio, dinners out suddenly fit.
