How to Move to Tbilisi on a Budget in 2026: Living on $1,000/Month

By Anna Moore

Tbilisi budget guide 2026: Saburtalo 1BR USD 350–550 monthly; metro GEL 1; groceries GEL 80–120 weekly cited Verify official sources. Verify official sources.

Tbilisi on $600 a month is a 2021–2022 story. Central rents have roughly doubled in dollars since 2022. You can still live here on a modest remote salary; you cannot paste old blog totals into a 2026 lease. Across sources, modest all-in often lands $720–1,070 (rent + food + transport). Comfortable singles show $1,350–2,500, with central-heavy versions at $1,500–2,500 and couples $2,500–4,000.

Below are three line-item scenarios, then how seasonality can still save you 10–25% on rent, then everyday prices so you can catch fake “cheap Caucasus” lists.

Three monthly scenarios (line by line)

A. Studio in Saburtalo — lean

LineUSD
Rent400
Utilities + internet80
Groceries200
Restaurants (6–8×)100
Coffee50
Transport30
Phone10
Misc80
Total~950

This is the “I cook, I metro, I do not live in Vera Instagram” version. It sits inside the modest $720–1,070 band if you shave restaurants, and at the top of it if you do not.

B. One-bed in Vake or Vera — comfortable

Groceries250
Restaurants (12–15×)200
Coffee / drinks100
Gym50
Transport (more Bolt)80

Misc150
Total~1,600

This matches the comfortable $1,350–2,500 middle. A renovated Vera one-bed at $700–1,200 (see the neighbourhood guide) pushes you toward the top of that band before you eat.

C. Couple or small family — central-ish

Use $2,500–4,000 as the planning envelope: a larger flat, two people eating out, school or daycare if relevant, and less tolerance for winter heating surprises. Two people cannot live the $950 Saburtalo studio script without friction.

If your bookmarks still say “Tbilisi for $600,” add 30–50% before you talk to a landlord. That correction is the 2026 update.

Couples should not double the $950 column and call it a plan. A second person adds food and transport faster than they share rent; the $2,500–4,000 envelope exists because two comfortable lives in Vake are not two Saburtalo studios stacked. If one person works from cafés, use the $1,600 café/coffee lines, not the $950 home-espresso lines, or the “we only spend a thousand” myth returns in week three.

November–February is low season. Landlords flex; asking rents can drop 10–25%. May–September stacks tourists and new expats; you pay the peak. If your visa and job allow a winter arrival, that is the cheapest honest hack still left after the post-2022 doubling.

Sign a winter lease with a documented price, or at least negotiate from winter comps. Do not use August asking prices as your annual average.

Daily prices so you can sanity-check blogs

  • Khachapuri in an ordinary place: $3–6
  • Glass of Georgian wine: $4–7
  • Serious dinner for two with wine: $30–60
  • Flat white in a Vake/Vera café: $4.50–7 (London/Berlin territory)
  • Corner-shop espresso: $2
  • Wolt / Bolt Food with delivery: $8–15 a drop

Those café prices are why the $950 script assumes you are not doing two flat whites a day in Vera. The $1,600 script already contains that habit.

Two more lines people forget until month two: deposits (often one to two months, in dollars or lari — get the currency in writing) and one-off setup (SIM, used heater, extra blankets, a desk that is not the kitchen table). Those do not belong in the $950 monthly total, but they belong in the money you land with. A $950 life with a $400 deposit and a $200 setup week is a $1,550 first month.

If you work in a café, the $4.50–7 flat white is a coworking fee. Count it that way. If you work at home in Saburtalo, the $2 espresso is the realistic daily. Mix the two without updating the spreadsheet and you will swear Tbilisi “got expensive overnight” when you simply changed neighbourhoods.

Budget Tbilisi in 2026 as ~$950 lean Saburtalo, ~$1,600 comfortable Vake/Vera, $2,500–4,000 for two in the centre — then time your lease for winter if you can. The doubling since 2022 is the fact that kills old $600 posts; seasonality is the fact that still gives you a lever.
